Job Responsibility

  • Responsible for the overall design and construction of new build projects, capex / refurbishments and conversion projects, planning and managing projects from inception to handover and opening. Provides supervision for all phases of each project, including leading the project related design processes and technical services, working closely with Owners, Operator, Architects, Interior Designers, specialty consultants and contractors on projects.
  • Ensures that brand design and architecture DNA, and technical specifications are being followed, and work is proceeding on schedule and within budget, providing advice to the Executive Management; representing the company’s interests.
  • Planning, provisioning, attending and executing of any specialized or unprecedented task, project or unplanned/critical renovation related to accident/ failure/ refurbishment and/or revitalizations.
  • Site condition review reports, work scope preparation, manpower evaluations and budget planning/ allocation in the relevant areas. Work standards according to site local regulations and all other brand standards to be maintained at all times, besides additional assignments requested on an ad-hoc basis.
  • Upon completion of a Project, will oversee pending items, guarantee claims or punch lists with respective suppliers up to satisfactory completion. Project Manager will organize the project efforts related to design, architecture, construction, renovations, critical repairs, refurbishment and accident response. Ensure the upkeep of brand DNA standards and specifications for all project technical areas and other related items.
  • Spearhead, develop and compile The Fullerton Hotels & Resorts Design and Construction standards which would be used in the global expansion of the Fullerton brand.
  • Assist in the definition of project scope and objectives, involving all relevant stakeholders and ensuring design-architectural-technical feasibility; coordinating internal resources and third parties/ vendors for the flawless execution of projects.
  • Develop a detailed project plan to track and monitor progress, managing changes to the project scope, project schedule and project costs, using appropriate verification techniques.
  • Measure project performance using appropriate tools and techniques, reporting and escalating as and when needed.
  • Perform risk management to minimize project risks.
  • Create and maintain comprehensive project documentation.
  • Ensure projects are completed on time and within budget, review any change order requests before submitting for approval in conjunction with the procurement department, maintaining a procurement log, overseeing the materials delivery schedule, and coordinating delivery and
    storage of project materials.
  • Prepare and maintain project turnover schedule, coordinate FF&E installation schedule with general contractor and operator.
  • Oversee quality control program including model room, progressive punch list, and final punch list acceptance to closeout.
  • Prepare budgetary estimates for review, and validate the schedule and the cost against the agreed budget and business plan with detail out budgetary estimates based on high-level quotes from contractors.
  • Shortlist sub-contractors based on a tender process, coordinating with the consultants in planning and analysis of project design.
  • Initiate negotiation of terms & conditions of contract & ensure compliance; advertise tender for its need & issue necessary tender documents; evaluate tender bids to shortlist contractors; negotiate terms & conditions of contracts, ensuring adherence to terms of the contract and
    settlement of dues with contractors, if any, after closeout.
  • Lead the process for obtaining the required permits and approvals from the government.
  • Plan, coordinate & manage projects in collaboration with the operations, during out-of-service/ periods, ensuring vendors/ contractors adhere to the operations needs regarding certification, liability, timings, guest minimal disturbance, risk management, safety, cleanliness, amongst others.
  • Identify and manage the resources (human, material, financial, etc.) needed in order to execute
    the project successfully and addresses to respective project owner & section/ department head, leading the coordination between the management, project consultants, operator, and vendors.
  • Proactively refine and enforce design and construction standards, developing project’s best practices and addresses them as needed to all involved parties with proper reporting or other method.
  • Lead the inspection and acceptance of vendor or crew works during the project or delegate responsibility to subordinates, according to his/her resources, but still remains the overall owner.
  • Provide a detailed condition review report (prior to the project) and a thorough completion report (upon completion of stages and the whole project), including guarantee claims or open items for the operations team to follow-up after the project is concluded and handed over to the operations.
  • Lead/ participate in coordination meetings as required.
  • Manage resources effectively (staff, financials & tools) and identify savings opportunities or address financial overhead concerns without compromising safety, quality and long term/ sustainable solutions.
  • Correct deficiencies quickly, with permanent solutions.
  • Meet & exceed compliance related to all local regulatory bodies, keeping proper and organized documentation at all times.
  • Coordinate design, architectural, operating and maintenance manuals, certificates, warranties and closeout checklist as part of the formal handover to the operations.
  • Participate in post-completion design reviews with operations teams.
  • Perform any other duties as may be assigned from time to time.

 

 

Job Requirements

  • Informed on latest trends in materials and technology in the design, architecture, construction and engineering fields; proposing what’s latest and available in the market, balancing cost and quality; benchmarking competitive hotels and providing such feedback to the involved stakeholders.
  • Knowledge of back of the house planning is essential. Advise on planning allocation for back of the house, fire life and safety, including engineering and MEP services feasibility.
  • Review architectural, ID fit-out and other designs quickly and make constructive suggestions for improvements
  • Strong knowledge and adherence to building/ construction standards, as outlined by relevant local regulatory bodies
  • Flexible to handle changing circumstances effectively
  • Able to take total responsibility for projects
  • Able to work on multiple projects at one time
  • Able to travel within the project locations and required offices for meetings
  • Strong understanding of project planning & management
  • Strong knowledge of contract management, tendering-bidding-evaluation process
  • Strong knowledge of quality assurance, planning & tracking control, with eye for details
  • Excellent people skills, being sensitive in dealing with various people, personalities and cultures
  • Exhibit professionalism, positive energy and passion at all times
  • Able to analyze and process detailed information effectively and consistently 
  • Solid financial acumen and successful budget track record preferred 
  • Strong decision-making skills, assessing situations to determine the importance, urgency and risks and
    make clear decisions which are timely and in the best interest of the company
  • Good oral and written communication skills
  • Knowledge in hotel operations is an added advantage
  • Able to assess problem situations to identify causes, gather and process relevant information, generate
    possible solutions, and make recommendations and/or resolve the problem.
  • Demonstrate the ability to assign responsibility and authority correctly, resolving conflicts with fact-based communication.
  •  Must meet all physical requirements, including the ability to participate in emergency life-saving drills and other related trainings
